Davenport Property Services list of services and fees is both appealing and competitive. If you’re planning to transfer management from your current manager to our company you can do so at any time during the month and the first month fees will be pro rated.
If you are joining us from another Management Company we strongly recommend that all previous lock codes or door locks be changed to prevent unauthorized access of your villa.
We will perform an inspection of your villa to make sure that your villa conforms to all regulations pertaining to vacation rentals and to familiarize ourselves with the contents of your villa.
Transferring management to Davenport Property Services will require $500.00 be placed on account with us in the event of emergencies that require immediate repair, maintenance or attention. This account level must always be maintained in the event of emergencies. This will be returned if you ever terminate our services.
If you decide to use our services you are not under any contract to us but we pledge to you that we will provide all services to the best of our ability. If you have any questions please contact us.

We will pay your Florida Sales tax and Polk County Tourist Development tax in a timely manner. We will send you via email a monthly statement which we suggest you print and keep for your accounting records.
Through our contacts we will try our hardest to maximize your villa’s booking potential but we strongly advise that you assist us as much as possible to achieve the best yearly income from your villa.
We will regularly check your villa and advise you of any maintenance work that we feel is necessary to keep your villa to a high standard.
We will perform any emergency maintenance either personally or through an outside contractor. We will try and contact you but if we cannot we will use our own judgment if you have guests that are affected by the emergency.
We will change the A/C filter once every 3 months or sooner if needed.
We will provide a 24 hour emergency service for your guests needs.
We will provide an information booklet in your villa informing your guests of the local amenities and most importantly on how to look after you villa.
We will pay your occupational license yearly. (The license fee will be added to your statement.)
We will always be there to answer any of your questions.
